A  superb landscape, located in a spectacular panoramic setting on top of a gentle hill, 200 metres above sea level, with the valley and Tiber river below. Located in central Italy in Umbria – Italy’s green heart, between the historic and magnificent hill towns of Todi and Orvieto. It is also equi-distance between Florence to the North and Rome to the South, 1.5 hours and therefore a perfect central location.

Interior

The villa is immense, built in classical local stone, luminous and full of character. Access to the main villa is via a gated entrance driveway lined with splendid windmill palm trees, giving a wonderful Mediterranean air.


Ground Floor

The entrance opens up into a large L shaped room and a sweeping brick archway which leads to a double lounge area with imposing feature fireplace. Cotto antico floors, double iron framed windows and French doors make a refined aspect.

The large dining area has beamed ceilings and cotto antico flooring and with its wall of windows, is full of light.
Access to the spacious kitchen is via the dining room.  Cotto antico flooring, feature beamed fireplace, double oven and abundant tiled worktop space.

The ground floor is completed by a guest bathroom and single bedroom or study if desired.
There is also a large shelved walk-in linen storage room.

Up a flight of cotto antico stairs, arriving at a long landing, comprises 5 spacious and light filled double bedrooms, one with fireplace – 4 ensuite bathrooms 2 bathrooms with shower; 1 bathroom with bathtub and overhead shower and 1 bathroom complete with both bathtub and shower and double basins. Umbria region and Todi
Umbria is an enchanting and mystical region, noted for its ancient castles and towers which seem to overcrowd the landscape and of course its ancient charming medieval hill towns, fine olive oil and wine. It borders with Tuscany and therefore situated in a most perfect location in central Italy. Known as the green heart of Italy, the region has a wonderful and dramatic mixture of panorama, rolling hills covered with vineyards, olive groves and sunflower and poppy fields, , mountains with pine forests and its many lakes and waterfalls.

Todi, an ancient Etruscan town, with its 3 layer walls marking each period, Roman and medieval, is placed on top of a hill dominating the Tiber River and its valley and is a flourishing Umbrian centre where quality of life is considered as the best in the world and was given this prestigious title some years ago. Many classic Hollywood films have been rolled out in this famous Piazza. Todi is the home town of the famous medieval Italian poet Jacapone. Todi boasts three beautiful churches, its Duomo in the piazza, Jacapone’s church of Sam Fortunato and the beautiful Basilica of Santa Maria Consolazzione.

Todi’s piazza is classed as one of the finest in Italy and boasts two palaces, one a museum exhibiting fine art and antiques. There are many fine bars and restaurants many craft shops. Todi hosts a very busy events calendar such as the prestigious antiques fair in April, Todi in Flower in May, Todi Tango Festival in June, international hot air baloon Grand Prix in July, alfresco concerts under the stars during August, Todi Arts Festival in September, live theatre and shows throughout the year.
