SPOLETO Country House
Just 8 km from Spoleto, in the wonderful countryside, you will find amidst rolling hills, olive groves and fruit orchards, an exquisite and romantic early 18th century ochre and stone large country house which is unique as it is situated on the edge of a delightful ancient borgo and yet maintains total privacy set in beautiful landscaped gardens which are well stocked with shrubs and trees, has uninterrupted panoramic views of the wonderful rolling countryside, Montefalco and a lake. So, in fact quite perfect. The house is available for short and long term rental and includes a raised pool in its grounds for leisure and enjoyment.
The country house is divided into three spacious residences, finely furnished, where you can enjoy peace and tranquility and yet only 10 minutes drive to Spoleto. Furthermore, incredibly, there are two delightful rooms, a large relaxing lounge/music room and dining room, complete with bathroom and perfect for hosting dinner parties at your disposal along with a stunning terrace!
In addition, the country house can be rented in totality, whether for large family gatherings such as anniversary, birthday and party or seasonally at Easter, Christmas and New Year and of course for holidays, sleeping 16 people.
RESIDENZA CARLOTTA - sleeps 6 to 8
A wonderful rambling large ochre and vine clad property full of early 18th century Italian character and charm.
The entrance from the borgo is delightful with vines creeping up and around the antique arch door. To the right, 2 steps down, leads to a beautiful large fitted kitchen with ancient wooden beams and large dining/relazing area with feature stone wall. Taking six steps, leads a door to the garden The elegant lounge with feature fireplace. Carlotta is furnished beautifully with early 18th century Italian style furniture. There is a reception room also.
On the first floor the hallway echoes its historic past with arch double doors and stone wall with french doors that open onto a square balcony. Very atmospheric. There are three double size spacious bedrooms, two of which lead onto a long balcony via french shuttered doors with panoamic views of the beautiful garden and countryside beyond. Two full and tiled bathrooms, exquisitely finished, one on the ground floor and the other on the first floor.

RESIDENZA GIULIA sleeps 4 - 6
A charming, finely furnished, luminous and spacioius on 2 floors. Access is by two delightful entrances, one via the terrace at the rear of the property in the garden or by the beautiful front arched doorway, which enters directly into the lounge on the ground floor with feature stone wall and brick fireplace and lovely stone window seats. The kitchen is a fully fitted wood kitchen with large table.
The residence consists of 2 double bedrooms and two tiled. fully fitted bathrooms. One bedroom gives access to a pretty balcony and the other to a small terrace with table and chairs which uniquely leads down a flight of stairs to another large terrace. There is a lovely wide landing from which the bedrooms and bathrooms lead off.
With the use of a sofa-bed, it is possible for 6 people to stay.
RESIDENZA LUISA - sleeps 2-4
Residenza Luisa is enchanting and accessed by some low lying steps to the terrace/balcony and leads to this lovely 1 double bedroom, open plan accommodation, on one level. Spacious and bright and immediately you are greeted by a lovely stone fireplace on entry into the lounge.
To the left through beautiful wooden arched doors is the large bedroom with feature stone wall and wood double french doors that also lead externally to the garden. The bathroom is fully fitted, tiled, with shower. The kitchen is fully fitted in wood. It is possible to sleep 4 persons with use of a sofa=bed.
